JOB OVERVIEW We are seeking a skilled and dynamic Real Estate Manager to oversee the company’s real estate operations. This role involves managing property portfolios, property transactions, negotiating lease and easement agreements, and overseeing day-to-day real estate functions to ensure the alignment with the company’s objectives. The ideal candidate will have strong negotiation skills, self-motivated, and a comprehensive understanding of the real estate market.

KEY REPONSEBILITIES

  • Manage Program Develop the Company’s real estate expectations, standards, and company compliance policies.
  • Portfolio Management Oversee and manage the company’s real estate portfolio, ensuring it is aligned with corporate goals.
  • Property Acquisition & Disposition Identify, evaluate, and negotiate the purchase, lease, and sale of properties in alignment with subsidiary business strategies and market conditions. Review due diligence items, including title commitments, title objection letters, ALTA surveys, and environmental site assessments.
  • Lease Management Negotiate, review, and manage various lease agreements for both owned and leased properties, ensuring compliance and optimizing terms for the company.
  • Strategic Planning Develop and implement long-term real estate strategies, including working with company presidents and vice presidents to help and support them with what they may need.
  • Market Research Keep up-to-date with the latest market trends, property values, and emerging opportunities to provide recommendations to senior management.
  • Team Leadership Manage and collaborate with internal teams and external consultants to execute real estate transactions.
  • Compliance & Regulations Ensure that all real estate transactions meet relevant local, state, and federal regulations, including zoning laws, environmental standards, and health and safety guidelines. Present in public meetings for different entitlement needs. Prepare rezone and conditional use permit applications.


KNOWLEDGE AND SKILLS

  • Understands and prepares for future regulations which may impact the company
  • Proficient with Microsoft Office Suite,
  • Demonstrates good organizational habits
  • Interacts well with others
  • Experience in managing a large, diverse property portfolio.


Education/Experience

  • Bachelor’s degree in real estate, Business Administration, Finance, Construction Management or Engineering fields
  • Minimum of five (5) years of experience in Real Estate
  • Experience in negotiation of contracts, leases easements and water rights


Physical Requirements

  • Repetitive motion associated with operating a computer and other office equipment
  • 10% travel required
