The New Terminal One at John F. Kennedy International Airport is a bold and exciting project to develop a world-class international terminal that will serve as an anchor terminal in the Port Authority's $19 billion transformation of JFK into a global gateway to the New York metropolitan area and the United States. The New Terminal One will set a new standard for design and service, aspiring to obtain a Top 5 Skytrax ranking and be considered one of the finest airport terminals in the world.


The New Terminal One is being built on sites now occupied by Terminal 1 and the former Terminal 2 and Terminal 3, where it will anchor JFK's south side. Construction is taking place in phases. The first phase, including the new arrivals and departures halls and first set of 14 new gates, is expected to open in 2026. At completion, anticipated in 2030, the New Terminal One will be 2.6 million square feet, making it the largest terminal at JFK and nearly the same size as LaGuardia Airport's two new terminals combined.


The New Terminal One will be a 23-gate, state-of-the-art, international-only terminal. Sustainably designed and future-focused, the terminal will feature expansive, naturally lit public spaces, cutting-edge technology, and an array of amenities, all designed to enhance the customer experience and compete with some of the highest-rated airport terminals in the world.


Who we are looking for:

We are seeking a seasoned and strategic VP / Senior Director of Project Finance to lead the

financial planning, modeling, and analytical efforts for the New Terminal One project. This

executive role will be instrumental in shaping the financial strategy across development,

financing, and early operations. The ideal candidate will bring deep expertise in infrastructure

project finance, advanced modeling capabilities, and the ability to influence high-stakes

decisions through data-driven insights and stakeholder engagement.


What you’ll be doing:

Lead Transaction Execution

  • Oversee the full lifecycle of project finance transactions, including origination, structuring,
  • due diligence, negotiation, and financial close for large-scale infrastructure projects,
  1. particularly in the airport sector.


Financial Modeling & Analysis

  • Develop and review complex financial models to support investment decisions, risk assessments,
  • and capital structuring.
  • Ensure models are robust, dynamic, and aligned with market standards and investor expectations.


P3 Structuring & Strategy

  • Design and implement financial strategies for public-private partnership (P3) projects,
  • including risk allocation, payment mechanisms, government interface, and long-term financial
  1. sustainability.

Capital Raising & Investor Relations

  • Engage with private equity sponsors, institutional investors, lenders, and development
  1. banks to secure financing.
  • Lead negotiations on term sheets, credit agreements, and equity arrangements.


Cross-Functional Leadership

  • Collaborate with legal, technical, commercial, and operational teams to align financial strategy with project delivery.
  • Provide financial leadership in bid teams, investment committees, and stakeholder presentations.


Portfolio Oversight & Performance Monitoring:

  • Monitor financial performance of active projects, including compliance with covenants,
  1. budget adherence and return metrics.
  • Recommend corrective actions and strategic adjustments as needed.


Market Intelligence & Strategic Advisory:

  • Stay abreast of market trends, regulatory changes, and emerging opportunities in infrastructure
  • finance.
  • Provide strategic insights to senior leadership on investment opportunities and portfolio optimization.


Qualifications:

  • Bachelor’s degree in Finance, Economics, Engineering, or a related field; MBA, CFA, or
  1. equivalent advanced credential strongly preferred.
  • Proficiency in financial modeling tools (Excel, VBA, Power BI, or equivalent platforms).
  • Experience working with government agencies, airport authorities, and international investors.
  • Familiarity with ESG considerations and sustainable finance in infrastructure.
  • Exposure to global infrastructure markets and cross-border transactions.
  • Minimum of 12+ years of experience in financial modeling and infrastructure finance,
  • with a focus on large-scale projects such as airports, transportation, or energy.
  • Proven leadership in developing and managing complex financial models for multi-billion-
  1. dollar infrastructure projects.
  • Deep understanding of project finance principles, capital structuring, equity valuation,
  1. and accounting standards (IFRS/GAAP).
  • Experience with airport economics, revenue modeling, and operational cost structures is
  1. highly desirable.
  • Exceptional analytical, strategic thinking, and problem-solving skills.
  • Strong executive presence and communication skills, with the ability to influence senior
  1. stakeholders.


Where will you work:

This role will be hybrid and is currently located in Building 111 at JFK Airport. As NTO progresses towards its operational phase, your role may transition to the terminal, where you will be directly involved in the day-to-day activities of this state-of-the-art international terminal.


This role requires a valid Secure Worker Access Consortium (SWAC) clearance and/or Security Identification Display Area (SIDA) badge, which will be obtained and maintained throughout employment. Successful candidates will be subject to a background check and other security clearance procedures. Candidates who cannot obtain and maintain this credential will not be considered for employment.
