JOB SUMMARY

With limited direction from the Project Manager, the employee is responsible for the daily operation, maintenance, and supervision of the Maintenance Department.

Required Qualifications

  • High school diploma or equivalent
  • Five years’ experience in building maintenance systems including operations, maintenance, and repair in large commercial or office facilities.
  • Valid driver’s license and safe driving record
  • Proficient in Microsoft Office, SEP.SAP, and other maintenance management programs.
  • Documented technical training in one or more of the following: commercial building HVAC systems, electrical systems, or building automation/control/fire alarm systems.
  • Able to proficiently speak, read, understand, and write English
  • Must pass a pre-employment drug screen and physical requirements
  • Must meet criminal history and background requirements

Desired Qualifications

  • Five years supervisory experience to include training (both task related and safety), work scheduling, coordination, and performance evaluations.
  • Associates or Bachelor’s Degree in Engineering or related field

Essential Functions

  • Coordinates with Facility Manager to provide O&M support for facility operations, maintenance, and infrastructure improvement projects.
  • Assists Facility Manager in planning and development of physical plant policies and procedures.
  • Coordinates with outside service contractors for testing, inspection and maintenance of facility systems and equipment as specified by the Facility Manager.
  • Assigns work duties to Maintenance personnel as needed and perform follow-up checks (Quality Assurance) of repairs or work performed.
  • Supervises all maintenance personnel
  • Prepare time sheets and work schedules for the Facility Maintenance staff.
  • Schedule and coordinate building maintenance work orders and PM’s using SEP.SAP.
  • Ensure that all mechanical rooms are clean and orderly.
  • Organize and maintain the Facility O&M Parts Room.
  • Coordinate, and conduct regulatory testing of Facility emergency systems, generators, and fire pumps as required.
  • Maintains accurate accounting of PM’s and work order labor.
  • Utilize clear and appropriate verbal skills in formal and informal settings when communicating with people in giving information and advising processes and procedures.
  • Ability to work in a constant state of alertness in a safe manner
  • Willingness to perform other duties as required
  • Work extended hours in the event of emergencies.
  • Willingness to work at various locations as required

WORKING ENVIRONMENT

The majority of work is performed in a professional office setting with a wide variety of people with differing functions, personalities, and abilities.

PHYSICAL DEMANDS

The employee’s work requires routine walking, standing, bending, and carrying items weighing up to 50 pounds. Applicant will be required to successfully complete a post-offer pre-hire physical and Functional Capacity Exam.
