Summary
The Facilities Manager has primary responsibility for all plant equipment and maintenance at CHI. He/she participates, coordinates and directs the design, planning, construction, maintenance, and alteration of equipment, machinery, buildings, and other facilities by performing the following duties personally or through subordinate or peer supervisors.

He/she participates, coordinates and directs the design, planning, construction, maintenance, and alteration of equipment, machinery, buildings, and other facilities by performing the following duties personally or through subordinate or peer supervisors.
Responsibilities
- Maintains an electronic system for maintenance work orders and PM follow up (e-Maintenance)
- Maintains an inventory of critical spares parts on hand for critical equipment
- Oversee and perform maintenance of all facility infrastructure and equipment
- Implement and maintain preventive and/or predictive maintenance programs to improve facility/equipment uptime
- Manage vendors, contractors, and service providers who support equipment and infrastructure
- Inspect plant and evaluate use of space and facilities to maximize productivity
- Review utilities consumption and strive to minimize costs
- Analyze firm's HVAC systems, computer network wiring, lighting, and other factors.
- Establish and maintain periodic operational testing schedules for critical systems and equipment.
- Plans, budgets, and schedules facilities modifications including cost estimates, bid sheets, layouts, and contracts for construction and acquisitions.
- Develops long range plans, conceptual designs, and capital outlay requirements and documentation for facility.
- Maintain maintenance records in an orderly fashion; deliver reports and KPIs timely and accurately
- Acts as liaison to public utility, environmental, and energy agencies.
- Inspects construction and installation progress to ensure conformance to established specifications.
- Oversees the coordination of building space allocation, layout, and communication services.
- Oversees and directs maintenance personnel and workers engaged in equipment installation, facilities equipment repair, and preventive maintenance.
- Other duties may be assigned.
- Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
- Supervise maintenance team members and support development of staff, serving as mentor and technical resource for technician troubleshooting
- Observe and coach employees to maintain high standards of work; motivate, develop, counsel, and provide direction to help team deliver highest quality installations, repairs, and preventive maintenance.
- Maintains a multiskilled development plan for the maintenance technicians
- Excellent verbal and written communication skills
- Ability to create a positive work environment for all employees/coworkers in a dynamic operation
- Exemplary attention to detail and problem-solving skills
- Strong computer proficiency (MS Office – Word, Excel and Outlook)
- Extensive knowledge of autoclaves. electric forklifts, PLC, and facility infrastructure
- General knowledge of other industrial equipment used in a manufacturing environment
- Ability to manage multiple projects concurrently while leveraging team to execute daily maintenance
- Strong interpersonal skills and a collaborative management style
- Self-motivated to complete projects on-time and utilize problem-solving skills to find safe solutions
- Desire to operate in a fast paced and ever-changing environment
- Extensive knowledge of autoclaves. electric forklifts, PLC, CNC Machines, HVAC and control environment room and facility infrastructure
- Preferred Experience in manufacture of Aerospace composite components,
- Demonstrated success in managing the maintenance/repairs of all equipment in an industrial facility
- A background that includes hourly employee performance management and employee coaching
- BS in Industrial or Mechanical Engineering or related discipline or BS/BA with 4+ years experience in maintenance
- Job requires to be trained and able to handle hazardous waste.
- Authorized to work in the U.S.
- While performing the duties of this Job, the employee is frequently required to stand; walk; sit; use hands to finger, handle, or feel; reach with hands and arms and talk or hear. The employee must frequently lift and/or move a minimum of 50 pounds of office or facilities equipment (pumps, tools, ladders) and ability to safely install rigging/lifting devices.
- The work environment is combination of normal office type environments and manufacturing shop environments
- The noise level in the work environment is usually moderate.
