Position Summary

The Director of Project Development must clearly understand the vision of the company and the company goals for growth. This position will be responsible for establishing and maintaining positive relationships within the community and surrounding areas as it relates to public officials, designers, potential clients, and vendors. This position is also primarily responsible for securing new projects through relationships, competitive bid, invitation, as well as through internal processes. As a leader within the organization, the Director of Project Development is expected to lead with passion and contribute to the professional reputation of the company through understanding and promoting the Lloyd Companies’ core values in all aspects of service.

Essential Duties And Responsibilities

General Role

  • Lead pre-construction process on new projects, starting with conceptual design through owner contract and successful hand-off to the construction team.
  • Nurture relationships with designers, contractors, local agencies, and governmental authorities.
  • Strengthen company marketing, grow public relations for the company and look for opportunities for business development and pursuit of future projects.
  • Manage, support and provide leadership to the construction project team members.

Expectations And Responsibilities

  • Process Management:
  • Manage preconstruction team to ensure all required tools and processes are utilized for complete and accurate project reporting.
  • Schedule Management:
  • Manage preconstruction team to meet owner expectations and ensure each project schedule milestones are clear and consistent during construction handoff.
  • Financial Management:
    • Work with preconstruction team to accurately forecast budgets and work with Construction team to control project costs to meet financial expectations of each construction project.
    • Accountable for ensuring accurate financial reporting for projects back to the EVP of Construction and the Corporate Office.
  • Business Development:
    • Pursue 3rd Party project opportunities for the company.
    • Foster relationships with designers, developers, vendors, clients, and real estate professionals to provide additional opportunities for Lloyd Construction.
    • Assist the EVP of Construction, as required.
  • Recruitment:
    • Participate in the recruitment and hiring of local staff, subcontractors and venders as required.
  • Perform all other duties assigned and those that may be necessary to achieve company and departmental goals.
Supervisory Responsibilities

Directly supervise Lloyd Companies employees who are involved in pre-construction and development projects. Carry out supervisory responsibilities in accordance with the organization’s policies and applicable laws. Responsibilities include coordinating and mentoring employees, addressing complaints and resolving problems.

EDUCATION And/or EXPERIENCE

Bachelor Degree (B.A.) in Construction and related field; 10 years or more related experience and/or training, or equivalent combination of education and experience.
